Rental Policies -- Jack Hickman Real Estate

Reservations -- All reservations require a 1/2 deposit within five (5) days after making the reservation, with the balance due 30 days prior to check-in. All rental units within the town limits of Bethany Beach, South Bethany and Fenwick Island will also be charged a rental tax by the towns (Bethany Beach 5%, South Bethany 8%, Fenwick Island 7.5%). Homes in the Preserve, Ocean Ridge, and Indian Harbor Villas in North Bethany will require a rental fee. A non-refundable $50 processing fee will be charged for each reservation.

Security Deposits -- Security deposits are required on all rental properties and will be returned six (6) weeks from departure.

Check-In -- Check-in time is 2 p.m.-5 p.m. No keys will be given out before 2 p.m. Please make arrangements with our office if you will be arriving after 5 p.m. Balance is due 30 days prior to check-in.

Check-Out -- Check-out time is 10 a.m. This is strictly enforced. Our cleaning crews will need ample time to clean the property for the next tenants. Please: (1) Remove all trash; (2) Remove all food from refrigerator; (3) Have dishes and cooking utensils clean and properly placed; (4) Make beds; (5) Check all drawers and closets for personal belongings; (6) Lock all doors and windows and make sure lights are off. If home is left unreasonably dirty or any furniture is rearranged, tenant will be charged an additional cleaning fee.All keys must be returned to our office at check-out.

Pets -- Pets are not permitted in any of our rental properties. Any violation will be cause for immediate eviction from the premises, without refund of rent. Tenant will also be responsible for extermination of fleas and charged for an additional cleaning.

Smoking Policy -- Absolutely no smoking in any rental property.

Lock-Outs -- change charge of $25 fee to $50 fee.

Keys -- service fee of $25 per key. (Add per key after $25.)

Be Prepared -- Renters will have to provide linens, paper products, soap products, towels and beach chairs. We suggest bringing a blanket or two as we can not guarantee a blanket for every bed. Grills and VCRs are not available at every rental unit.

Telephones -- Most properties will have telephones. We ask that tenants charge ALL long distance calls to their private home or telephone calling card. If calls are charged to the rental property, the tenant will be charged $25 plus long distance charges. Remember ... Ocean City and directory assistance are long distance calls.

Lock-Outs -- Any lock-outs after normal hours will be charged a $25 fee. Tenants will be required to pay such charges at the time rental agents let them in.

Occupancy Limit -- The number of people that a unit can accommodate is stated on the web site, brochure and lease. This is the MAXIMUM number of people allowed to occupy the dwelling, including infants and toddlers. Any violation will cause immediate eviction without a refund of rent.

Maintenance -- Tenants are responsible for any breakage or damage to the unit and its furnishings that may occur other than normal wear and tear and are expected to report same to this office. All equipment in the units should be in good working order. If not, please report matter to our office. Every effort will be made to correct the problem.

Appliances -- Icemakers, TV sets, microwaves, VCRs and whirlpool tubs are not guaranteed and will not be repaired/replaced in the event of a breakdown.

Parking Permits -- Parking permits are required for non-metered street parking in Bethany Beach, Middlesex Beach and South Bethany and will be provided to the tenants staying in those areas. There is a $50 charge for each parking pass not returned upon check-out. The number of parking permits available will be determined by the number of permits provided to Jack Hickman Real Estate by the owner of the property.

Cancellations -- A cancellation fee of 15% of the total rental will be charged if you cancel your reservation. If the unit is not re-rented for the canceled period, then the entire deposit shall be forfeited. If the unit is re-rented, the deposit, less the 15% cancellation fee, will be refunded.

Keys -- Any lost or unreturned keys will be charged a service fee of $25.

Agency Relationship -- Jack Hickman Real Estate has an agency relationship with the owners of the homes listed on this web site. The company has been hired by, and is paid by, the owners for the services rendered. In all negotiations regarding these homes, the agent will be representing the best interest of the owner.
